為什麼有些屋苑個别單位成交金额比正常市價低超過一半以上? 如1000萬單位只成交300-400萬。 即使是內部/近親轉讓物業,也不會因極低成交價而減少了税務開支,何解還會有人這樣做? 按正常情況,律師應該不會建議客戶這樣做。?

Because these transactions only involve partial ownership.

The Land Registry record does not distinguish the kind of transaction. So when the transactions only involve partial ownership, many public accessible database will use the information as-is, without further studies.
