1. No. As a buyer, when there is a material change in the transaction (such as uncovered hidden condition), you have the right to cancel the transaction and get your deposit back.

There is no obligation that you have to work with the seller.

2. It is up to you how you want to deal with the seller.

Note - if you are aware of the condition prior to the sale, and you accept whatever suggested, the condition can't be used as a reason to cancel the sale.
