簽左睇樓紙,比經紀追收佣金?

請問我係經紀a到睇左樓,簽左睇樓紙,賣家a一開始開495萬,咁經紀a就叫我寫低兩張支票比佢同賣家a個邊傾,第二日見佢冇覆,就問佢點啦,佢就話比多日時間佢。
過多一日佢就話賣家a加到510萬,跟著直頭話唔賣啦,叫我地諗下之前睇既單位,但我發現網上個賣家a放緊570萬,咁經紀a就話唔好諗啦,比其他經紀炒到貴晒,咁我都諗住要返之前睇o個個單位架啦,又係簽晒支票,約埋個賣家b第日簽約,但係又見到第二個經紀b有賣家a個單位賣緊510萬,即刻停左經紀a個邊,最尾經紀b505萬成交左。而家經紀a追我佣金,我應該俾嗎?

If the money is not an issue, pay it. The actual situation is far complicated than you think.

1. Real estate agents do not usually have the pricing authority. So when the 1st offer was rejected, Agent A could act properly. However, it is also possible that Agent A acted against your interest, making the Agent breaching his/her duty.

2. The seller's listing agreement also has a role in this situation. If the seller's listing is exclusive at any time, and Agent A does not represent the company with the exclusive listing, then Agent A will not be entitled for the commission.

(For example, if this listing is only available through Agent B's company during the sale (2nd offer), then Agent A is not entitled for the commission because Agent A does not work for the same company. (Note - the agency agreement is usually tiered with the real estate company, not the agent.))

The bottom line is both seller and Agents are the key.
