Tenant wants to install curtain. Please advise?

I'm a new landlord of a condo in Manhattan, NYC. The windows in the bedroom already have vertical blinds, but light penetrates through the gap between the left-side and right-side blinds. My tenant just moved in two weeks ago, and she is requesting to install curtains and will hire a professional for the job if I'm okay. I haven't given them the permission yet. How do you usually deal with this kind of situation? I won't let my tenant to remove the existing vertical blinds.

If I allow them to install curtains, then the installer will need to drill holes on my wall. I'm not going to pay for the installation cost. Under the lease agreement, I have a provision that says the tenant will bear the cost of any modification, subject to the landlord's approval. I also have a provision that says if she moves out, the apt will need to be under the same condition when she first moved in. If she moves out in a year or two and removes the curtains at that time, I can take money away from her security deposit if she doesn't patch the holes and paint the wall, right?

also, under the lease agreement, I do have a provision that says I can make deduction from the security deposit if there is any damage.

If she is hiring a profession & is willing to leave it when she moves out, give her the ok in writing.

You say she will hire a professional, so obviously this means she will pay. Better yet, discuss it with her before. Curtains are never attached to a wall but to the frame of a window. So why not be fair and close the two tiny holes on your window frame as she paid for the curtains, they belong to her. We also had tenants but we surely did this type of little work ourselves and also had a "handyman" for small jobs. Personally you sound too fussy and staunch to be a good landlord. I'm sorry, but I don't sugar coat what I say. I keep it real.

Technically, you can deduct from the security deposit to fill the holes and paint. However, why don't you just ask her to leave the curtains and curtain rod. Give her permission in writing, provided that she leaves the curtain rods and curtains upon move-out. And, you should probably specify the colors she can choose from since, I had a roommate once who bought pink blinds. They were horrible. I hate pink. And this guy was a guy too. Pink would not match most adults' bedrooms.

I think you should just let it go. A new tenant will likely want a curtain too. The tenant is actually doing you a favor.

Sounds like you have everything covered in your contract, sounds lie you have a good tenant who is following the contract....so the answer is yes and do it quickly as they want to get settled into 'their home' also knowing they have a good landlord.......... should they wish to knock a wall down that is a different case, but putting up a curtain road is fairly normal.

If they are paying, sure. Sure, you could charge for repairs, but why not just keep the free curtains?

The curtain bar won't do any damage, it should be allowed. When she leaves she takes the curtains but leaves the bar up on the window. That's how it's been with places I've rented.

As a landlord, I do not mind if a tenant would want to add curtains or drapes to the rental unit. In most cases this is the decor that match the other furniture in their rental.

I have no problem with any tenant adding drapes to their windows as privacy or decor.

I no longer offer blinds in any rentals. Some tenants like them and some don't. I have been asked to remove blinds as they did not fit the decor of the tenant. I do not have the storage for the blinds.

These drapes do not have to be professionally installed, Normally there are about 4 holes that a minute.

If there are too many holes drilled in the walls, they a re easily repaired and painted over with the minimum work. You are also able to deduct the cost of any repair of the holes from the deposit.

Holes are easy to fix
If they pay for it then no reason not to allow it.
