Legally, you are supposed to go through the entire process, beginning from your mother inheriting the property to the transfer to you.
In this case, it will depend on you.
1. If the property is owned as joint tenancy, you are the sole owner already. Simply hire a law firm to finalize the title change.
2. If the property is owned as tenancy-in-common, given the original probate procedure has never performed, the easiest way to do is to ask your mother (and your siblings if you are not the only child) to forfeit her (or their) entitlement for inheritance in writing and forget the will. Once everything is done, you can complete the probate process and transfer the title through a law firm.
