業主拖延租戶處理單位的維修責任?

若業主拖延租戶處理單位的維修責任或欠下租戶曾代業主墊支處理某些工作,而有部份項目亦在當時獲業主口頭協議在租金扣除,但到翌月租期,本人卻忘記扣除,直至數月後才醒起,誰不知業主竟扮唔知處於拖延態度,這樣的話,我可否不理他直接在租金扣回有關費用呢?因口頭協議並無文件,這有無效力呢?

As the proper way to address the dispute, you should provide a notice to the landlord regarding the withholding. At the same time, you should secure the amount in dispute separately (such as a cashier's cheque).

2. Yes. Depending on the lease, usually landlord bears all maintanence responsibilities. If the repair is necessary, then the landlord should be responsible.
