What is the process for a first time DSS tenant?

I'm a 19 year old disabled university student. I receive employment support allowance as I am unable to work due to having muscular dystrophy (all jobs available to me such as waitress etc are too physically challenging for my condition). I am aware of how much HB and council tax reduction I can get and have worked out my finances. I am currently looking for 1-2 bedroom properties to rent but am struggling to find landlords that accept DSS. I am very good at managing money and just want a chance to live as independently as I can. I can offer cash upfront and a guarantor if required. I was just wondering if a landlord does agree to let a property to me, what is the applying for HB process? how long will it take in total? I have a rough idea I am just wondering the timings of everything? I'd like to be able to reassure the landlord of the process but do not know it well enough myself.

Are you sure you're eligible for housing benefit? Full time university students are generally exempt; so you might want to check with your local council first.

Your council will also be able to advise of the application process and timescales.

At 19 - a guarantor will be required irrelevant of whether you're on benefits or not; and you will also be required to pay a deposit and first months rent up front.

Under 35 yrs old one bed or a lodging room in a house is the only HB you can claim for, so stop looking for 2 bed as you will not get any https://www.gov.uk/housing-benefit/overview

I think you must be getting DSA not ESA. Take a look here for the difference https://www.ucas.com/connect/blogs/grants-and-funding-disabled-students. ESA is for part time students.

Yes you are eligible for housing benefit. But you first need to find out how much you will get. It is not a blank cheque to cover whatever you want to spend. Your student and living loans are considered income so it may be a lot less than you think. Once you know how much you can get, ask your university to help you find something. They may put you in a hall of residence.

Sorry but at your age HB will only be given for a bedsit or a room in a shared house.
You need to talk to either CAB or the DHSS
