HOA required to fix roof?

I'm just asking to see what others may know. We moved into a townhouse about 4 months ago. Along with some other issues our roof is in really bad condition, which we have pictures of. It hasn't given us issues YET, but we were told by different people who have gone up there to see other issues that our roof should be replaced ASAP. I've spoken to our property manager about this multiple times and she says if it hasn't caused any issues that they simply won't pay to fix it.However the roof looks BAD and you can already tell that there will be issues in the maybe not so far future if not replaced.So what,am I just supposed to wait for the roof to fall on us for them to do anything? She claims they know that the roofs aren't in the best condition, but that they have a company going out and replacing some of the roofs little by little and that with time all of the roofs will be fixed,but I haven't seen anything of the sort being done so I'm not believing her,and anyways our unit is at the very end of a large neighborhood so it would take forever to get to us if it's being done "little by little".She said that she had a roofer go out 2 months ago,which I was not informed about until today,to check on the roof and he said that everything was "fine" and nothing was in need of repair which is bs.I'm just wondering am I in the wrong or are they required to fix it if it's in bad condition? I really don't want to wait for something bad to happen before they do anything about it. Thanks!

"ReVera" has good advise. In addition, I would contact two roofing contractors and have them do an inspection and life expectancy of the roof. Let your attorney inform the management of the two roofing professional's inspections, stating that since the HOA has been informed of the deteriorating roof, and if it leaks and causes damage to your unit, the HOA will be responsible for any water damage incurred by the leaking roof.

In the mean while, take photos or a video of the inside ceilings of your unit to show that at this current date, there is no water damage in your unit.

These associations collect thousands upon thousands of dollars in HOA fees and just wait for trouble rather than prevent it. This is why I will never be part of a HOA. Never.

Look at your HOA documents. HOA responsibilities vary widely depending on the standard practices for that type of development in your area. If they have a responsibility to repair it, lawyer up and get the attorney to send them a strongly worded letter.

First read your lease agreement/ purchase agreement. And review your HOA handbook to see just what maintenance/repairs are in that HOA fees. They all differ. I would have brought the roof condition up 4 months ago when I was looking at this townhouse? Have you gone to any HOA meetings ? Some HOA's have elected boards, some are just a ghost (fake) board just to protect the owners. If you find the HOA is responsible for the roof, send them a registered letter with return receipt that shows someone signed for the letter. Include the date, photo's of the roof * with date/time stamp on the photo's, and keep a log of responses and dates/times that anyone comes and works on the roof. Keep a record of any board members you speak with about the roof, and what was said during that conversation. E-mails are great for proof that you made contact with someone about this problem. Print them off and save them .
