請問因業主之子欠債,連累租客被刑事毀壞。以及租客聽從業主的指示暫時停業,待業主處理債務問題後才重開。業主於法律上是否須要承擔? 現在業主以理由為兒子欠債,他也是受害者。以及不是業主指使他人破壞而不肯賠償維修上及營業額的損失,請問租客可以點追討賠償?

1. Mostly no, except to the rent due for the shutdown period.

2. You will have to sue whoever caused the damage.

The landlord is correct in this case. It is unknown why the property can be linked with the landlord's son. However, in order for you to win this case, you must be able to prove that the landlord is responsible. Since the debt is not originated by the landlord (or as remotely, the landlord as the guarantor), and someone else caused the damage, you will have a hard time winning a case like this.

However - given the circumstance, you do have a right to terminate the lease/rental agreement.
