What if I signed a lease too soon? Can I break it without penalty?

I got an email about another place and it's a beauty. I am uncomfortable about subletting compared to having ones own lease.

No, you cannot do so without the penalty required by the landlord. In NO states is there a "cooling off period" for a residential lease. Merlene is incorrect. Any such "cooling off period" does NOT apply to real estate contracts, including leases for real estate. They only apply to some other forms of contract.

What do you mean you signed it too soon? You still signed it and it is valid. Just because your circumstances change, does not invalidate the lease. You must pay the penalty to break it. Talk to the landlord and see if they will be willing to wait for you to move in or if they will have another unit available when you are ready to move in.

NO. A lease is legally binding the minute you sign it no matter when it is to take effect. There is no cooling off period with leases. You can break it WITH penalty. Do not take legal contracts so lightly.

It is to late to take the nicer place. You already agreed to take that one.

You can always break a lease...with all the consequences that come from doing so.

Can you be released from your lease? Not unless the other party agrees or a judge orders it so.

What is signing a lease too soon? Do you mean you signed your current lease and did not check out all other possibilities?

Since you have signed your current lease, it becomes a binding and effective agreement on the day you signed it. There is normally no cooling off periods as you have when you purchase car. In the purchase of a car, you would normally have a 3 day period in which you might change your mind.

If you decide to break your lease, you would be charged a financial penalty. this is normal.

Because you have found a better rental unit, does not alter or change the fact that you have signed a legal
binding lease agreement, that is in full effect.

No you can't. Once you sign it, it's a legal document that can be enforced if you break it. They could sue you for the entire year's amount of rent and it will affect your credit score and affect your rental history in future background checks. You should never sign something if you're not 100% sure that you can fulfill your end of the deal.

No, you cannot break the lease without penalty. You can talk to the lessor but, acknowledge that you're asking a favor and don't expect them to agree,

no, you signed a legal contract you are legally bound by that contract and only by the landlord agreeing could you breach it and it shall cost you even if they agree, also if you sublet you have to do that with the landlords agreement or you are again breaking the contract

My advice

go talk to a lawyer about what signing a contract means

(this aint meant to be funny, but knowing what it means could save you a LOT of expense and problems in the future

the sad thing is- schools teach a lot of stuff its unlikely you will need in the real world, but miss out a LOT of what is important
result is- kids often leave school and get themselves (and sometimes their parents) straight into financial problems)

In some states there is a short period of time where a contract can be rescinded in certain situations. Contact an attorney, or at least your state Attorney General's office.

If you waste more time looking for answers from anonymous Yahoos on an anonymous internet message board, it might be too late.
