For Retail Management you will need a degree. You cannot get into a Managers job straight from school.
Mortgage advisors also need a degree in finance.
You can train as a Conveyancer if you can find a firm to train you.
Housing is a big subject - what do you want to do there.

In the United States you are not required to have a degree in finance in order to be a mortgage loan officer. You would be required to take and pass a mortgage loan coarse offered by a state approved mortgage school. Once you have successfully finished the required mortgage classes and passed the state mortgage test, you would be issued a license.
You would be able to sell mortgage loans to any client you might have.
You would be required to take continuing educational classes in order to maintain your mortgage license each year.
In the retail merchandise area again you are not required to have a degree in retail management. As a matter of fact Wal Mart has a accelerated program you might enter in order to into retail management in one of their stores.
Once you have completed the program, you might be transferred to another store.
You might check with other stores to find out theire requirements in order to become a retail manager in their store
It might be to your benefit to obtain a higher educational level to be successful in any career you decide to enter, however it is not necessary in these two career fields you mentioned.
There are career schools that offer a course in becoming a buyers agent for clothing and merchandising. These might be courses you would want to look into, however, taking these courses are not a requirement to enter the retail merchandising area.
I hope this has been of some benefit to you, good luck.
