I have a one year lease in Nashville, TN. Can my lessor increase my rent due to month to month rate increase? My lease runs till October.?

Not unless the lease allows him to. If not, he will have to wait till your lease expires before he can raise your rent.

If you have a lease, nothing can be changed during the period specified in the lease. That why you sign a lease...to guarantee you have a place that will not change during the period of the lease. Try to find the property laws in your state...mine are on my state's web site. I would refuse and have the law behind me. Your landlord is not going to be happy but he should know the law.

"Month to month rate increase" of WHAT? Read your lease. Does it specify the rental amount?

No they cannot raise the rent until the lease expires.
