Landlords, builders, everyone letting themselfs into my apartment on a weekly basis!! Law regarding this?

Every few days, usually twice a week, someone always wants to come in without notice "check your shower" "check for pests" etc, its becoming so bloody frequent, and they all have keys, which even work when the lock is on, so they can just come in even when in in the shower etc. And today!! Im an evening worker, I sleep till 10:30 am, and whilst I was sleeping someone just let themselfs in after one lock, i felt so embarrassed! And now im scared to sleep past 9. The little things like the warning signs of "dont put anything on walls, dont move furnature, dont use anything other thana magnets given to you on your notice boards" just shows me this place is beyond looking after the property, and just plain controlling.
I looked at housing act 1988 thing, but it only says about landlords, not agents etc, what can I do?!?! I cant leave until sepetember due to contract

You need to let the landlord know that this is not acceptable. You need to put in writing that you do not want anyone in your apartment when you are not home. They should not be entering unless it is an Emergency. The landlord is responsible for any of his "agents". The landlord is the one who supplies the keys - so ultimately they are responsible. If anyone... ANYONE enters your apartment without notice (leave a slip of paper in the door jam when you leave, find it on the floor when you get back and there's your proof) call the police. This is YOUR domicile. No one... NO ONE is allowed in without your permission - the landlord may come in for an Emergency (water leak, fire).

The Housing Act 1988 is one of the leading statutes governing property law in England/Wales so I assume that is where you are.... each country ( even in the UK) have their own laws..........
For "landlord" read "agent" as agents are just paid by the landlord to "be them" and 24hours notice in written ( email/text etc) to inform you that there is an inspection or a repair which requires doing etc...... if like you say they are entering "usually twice a week" then they are seriously breaching the tenancy contract to the point of harassment completely illegal...... "quiet enjoyment" to live in the property is a tenants right. ...and it really doesn't matter what they wrote in your tenancy contract you signed and by law have a copy of it is statutory law meaning can not be taken away by a contract 24 hours notice IN WRITING to inform you they are entering ( doesn't need your permission ) so for inspections once every 6 months , gas check and cert annually( by law) ONLY in an emergency like fire/water leak/electric shut off can they enter without notice

So you need to write a letter keep a copy and record deliver it to the "agent" setting out they are in serious breach of contract read first so you know http://www.movebubble.com/2014/07/tenants-rights-breached-uk/ and no change speak to the housing officer at the local council who will stop the agents doing this

Your landlord is handing out your keys to a lot of people and that would make me feel less than safe. Any you are not getting your proper notification. If you want out, I would write a letter to the landlord and send it return receipt so you get that receipt and who accepted the letter. I would state something to the effect that on a weekly basis and sometimes more often, strange people are letting themselves into your apartment and without notice or even knocking. You have constantly been awakened and once caught in the shower. Tell them that you want the 24 hour notice that someone is coming in and when. You would also appreciate them making appointments later in the day so that you aren't constantly awakened. Since you keys have been handed out to an abundance of repair people, you would like your locks rekeyed or replaced so that not every repairman in town has the keys to your place. In thinking about it I would request that appointments be made and give a reasonable time length so that you can be home when strange people come into your apartment. I would also advise her that when you are home, your apartment will be locked from the inside. Some states require that lock on the door. I would also ask that she accompany any repair person that comes into your apartment when you aren't home and be responsible for any damage or loss caused by her repairmen. Well, you see what I'm getting at. The next thing you do is go to your local DIY store or use what I call a butterknife. It is the long thin blade with the big handle. YOu stick the thin blade beneath the door jam and let the handle go out over the door. No one can open your door this way...good thing to do when you travel too...or there is this little dealie you buy for a couple of bucks and it screws into the door jam and then it unhindges a small metal piece that goes over your door and hindges back into place there so that the door cannot be pushed open. it unhindges back and allows the door to open...when you want people in. It takes a large amount of balls to allow people in your apartment without notifying you and giving your keys out is just plain dangerous. If your landlord is handing out the keys, she is responsible.

They can't do this. Write to the landlord and tell them that you are not allowing anyone else to enter the apartment without notice. This is your home. No one is allowed to just come in when they feel like it. Are you allowed to change the locks?

Since we don't know what state you're in Google "landlord tenant laws" and your state's name. Most states do require notice of entry unless it's an emergency. I suggest, once you know the notice requirement you advise your landlord and also let him know you work nights.

It would be helpful to know where in the world you are. In the UK, UNLESS in the case of emergency, the landlord or his agent has to give 24 hours notice, usually in writing if they need to come INTO the property. They can come onto the land outside however without notice, although most would consider it polite to give fair warning. As a tenant, you are entitled to 'quiet enjoyment' of the property, so unless there's something in the Rental Agreement/Lease that says different, what's going on certainly isn't that. And if something goes missing, I'd suggest these people are putting themselves at risk of being accused of theft.

Is your rent up to date - is your landlord trying to get you to leave? I'd check the Rental Agreement first, so you are certain of your facts, and then tell the landlord you want the statutory 24 hours Notice in Writing (actually our agent here just gives me a quick phonecall now when an inspection is due - we have been here for almost 8 years). And if this continues, talk to the police and your local authorities. Nobody has the right to simply march in, other than in case of Emergency - and it has to BE an emergency!

It'll say in your lease what kind of things you can expect, so people coming in at any time of the day could be something. Look up laws regarding apartments and people like landlords and maintenance people coming in because they might actually not be able to do that without giving you ample notice of it unless it's an emergency. In my state, landlords have to give at least 12hrs notice before they can come into the apartment for an inspection or regular maintenance. The only time it's different is if we invite them in when they come or if we make a maintenance request, which is considered an invitation for them to come in whenever they get there

Tell the LL you require notice in accordance with state law. Look up and find out what that notice is (not all states require notice).
