想問租屋維修問題, 洗衣機去水位塞, 叫業主來睇, 跟住佢自己維修, 點知都唔得,仲嚴重咗, 跟住佢話搵人維修,點知過咗幾日,佢話問過地產,話業主冇責任維修,要租客自己維修,但這是損耗,不是業主負責嗎?請幫忙解答.謝謝.?

Although the cause of the issue is not clear, the tenant will be most likely liable for this incident, not the landlord.
Given the special nature of the pipe, the possible source of the blockage is the waste water and waste from the washing machine. Unless modification has been made on the pipe (which may cause the issue), the only explanation is the blockage was created within the property.
On that basis, the tenant is likely to be liable rather than the landlord.
若租約寫明由業主負責裝修,如地板等設施損壞,應由業主負責維修費用。若業主認為是租客不合理使用引致損毀而拒付費用,租客可進行申索,但需要負責舉證,證明是合理使用下出現損毀;但根據普通法的原則,若租客是合理使用單位設施,維修責任仍在業主身上
