請問 有無地產做埋物業管理? 本人會離港一段長時間,不考慮賣樓,想出租,家人無閒打理,又問過大部份附近地產都不做 。請問有什麼見議

你搵下律師樓啦,我知有D會代人收租,
有問題亦會循法律途徑收樓。
佢地唔會吞咗你D租或賣咗你層樓。
但收費未必係咁平。

Ask anyone near you who is trustworthy to manage for you (with a properly drafted power of attorney).

However, you should concern the following:

1. A person or entity acting on your behalf (agent, property management company, your friend, etc.) is your agent. Unless your agent is also a lawyer as well, an agent can't bring a lawsuit on your behalf.

In other word, in case of past due rents or possible eviction, you must return to Hong Kong to deal with the issues.

2. Troubled tenants always target non-local landlord due to difficulty in resolving disputes.

3. Your transportation costs may not be recoverable even you win the case.

4. You are also responsible for any negligence by your agent. For example, if the tenant breaches the lease due to your agent's failure to repair the property, you will still be liable for your agent's failure.

This is why real estate companies do not want to manage for the landlords.
