急!想套現30萬救命, 加按還1按 可行嗎?

屋企有人事要30萬.....
因本人本身月月清, 想到以下方法不知是否可行

有層樓做落1按, 差不多8年(分20年), 尚欠70萬未還, 每月供5000

同銀行加按100萬 - 利率2% (分20年) 每月還5100

我想加按100萬後提早還款1按尚欠70萬 , 那便可套30萬出來, 而我基本上每月開支只多了100

銀行會同意這樣做嗎?

你自己去問當然不可行.

有很多顧問公司可以做得到的, 但要給手續費.

現在銀行水浸, 多左銀行職員電來找生意, 再轉介去顧問公司.

二按利息仲貴,同埋之前巳还整个按揭project利息大部份,全作廢

每月開支只多了100,肯定錯到飞起,,,而且要律師行做,比律師費

No - You are making this way too complicated you will end up spending a lot of unnecessary money.

1. Each mortgage associates with its own closing costs. So adding a new mortgage and repaying an old mortgage means you have to pay the costs twice.

2. More money you borrow, more interest you have to pay. It does not matter how low your interest rate is.

Unless the following happens:

a. You foresee that someone is going to borrow $700,000 from you; or,

b. Your profit of investing this $700,000 will overcome the extra interest.

Simply borrowing enough will be the best.

My advice is simply talking to the bank of your current mortgage and ask the bank to refinance the entire loan to $1 million (or $1.2 million if the bank impose a minimum). See what the bank can offer.

直接做2按借你想要既銀碼啦.
利疊利冇理由只差1千架.

理論上可以嘅,但點解要還一按,你還哂亦贖唔到層樓,你仲有二按,二按要還足廿年,扣除你話每月多一舊,你冇計你已還咗八年嘅錢,你不如直接加按三十萬。
