租了舖做小食先發現舖位不符合政府租契的條件點算?救命

我租了地舖,諗住開小食店,現在俾曬借錢,連工程費都俾埋,現在積師先話屋宇署打黎講舖位不符合政府租契的條件點算呀?我已經俾左好多錢喇!有無其它方法解決?求求大家幫手!唔該!

What you can do depends on how you negotiate your lease originally.

Unless the following happens:

1. The landlord is aware of your purpose; and

2. The landlord is aware that the unit can't be used for your purpose.

Then you can ask for a cancellation of the lease and your cost due to fraud.

Otherwise, you have no recourse.

你遇到呢個風險可能反而系契機, 建議你重新審視整盤計劃, 重新plan過一個新方案, 我第一時間想到2個大方向可以考慮:

1)即時把租落的舖位招頂,即時找過新地方和裝修公司傾訂金用於新的裝修地方

2)即時轉博唔做飲食,同裝修傾更改裝修模式,多除少補,例如轉賣精品干貨等..
轉做咩野要好小心考慮,地區人流銷費力客戶群可行性測試同值博率每一樣都要考慮否則好易輸. 如果你以前做開生意有底應該明我說甚麼.

現實上我又未見過係所謂出唔到牌,譬如改出會所牌,都可能避開問題.

總之執頭執尾就得架喇,問下果位"則師"啦,一係就搵個真係識出牌既人攪.
