租客 浴室玻璃門爆左

我係租客,每月準時交租。
浴室玻璃門自己爆左 ,個仔手手腳腳都係血,仲入埋院。
咁米老老實實同業主講,
點知他話係我個仔自己特登撞埋塊玻璃度。
又叫我地賠錢,又話塊玻璃係強化同裝正3年,冇可能爆。

其實呢個業主真係唔好,浴室天板上面又有舊石屎就黎冧,
他刀唔諗住整,因為安全問題,我地諗住走

想問下個業主咁野蠻,扣按金扣到好離譜點算?
有冇人可以幫到我地?

首先件事同你有冇準時交租係冇關係.

留番哂所有記錄,入小額直接告佢,同佢講都哂氣.

你個業主係講得冇錯,強化玻璃真係冇咁易爆,我比個鎚仔你都未必打得爆,唔好話個細路會撞得爆,通常爆係因為弱位頂唔順熱漲冷縮,可能同安裝時既留位有關.

Sorry to say - you are mixing everything together.

In fact, they are all isolated incidents and they are not related to each other.

The landlord has no difficulty to point out you are responsible. But you have no proof that the incident is related to the landlord. Based on this, you can lose in the court.

2. Cement

Have you ever given the landlord your ultimatum - fix or move?

If you leave on your own without any strong evidence, you are the one breaching the lease.

3. Security Deposit

Security Deposit is not used to deduct any damages. It is a mean of security for guarantee receipt of rent.

Since you did not mention anything clearly, I am not sure what you mean.

爆玻璃門,業主都唔想,冇理由要你賠償,你都是受害人,應該業主盡快處理,如果你想搬應該同業主商議,住到按金用完,佢冇權扣,因為屋本身有安全問題。
