望到黑色的水泥天頂好可能係天花水泥內有滲水跡象，
最好先了解樓上住戶在該位置係唔係廚房 或 toilet位置，
如果係既就要佢地維修，如果唔係就買d水泥自己補一下，
至於點補網上有好多教學片段，
唔會好難。

水泥係灰色的, 黑色的可能係鏽蝕鋼根, 搵師傅檢查天花板結構是穩固, 因天花鋼根若嚴重氧化, 可能承受不到上層地板重量, 發生危機.
天花掉下的一大塊面積有多大?

自己批白英泥可能有不平的,天花比較難批,不如找師傅做好D.

2. If the piece contains any cement, it will be a bad news to you as this may indicate your problem may have affected the structure.

你可以去五金餔買白英泥加水補上去,不過你最好搞清楚係咩事令天花大塊掉下,如滲水問題,就難解決!

掉落的地方,有冇見到鋼筋?

搵裝修補天花，幾千文左右，不過要檢查是否漏水所致，係就拉樓上落水。
