為何半業權及三分二業權樓宇可以拍賣??

無論係1/2 或1/3 或2/3 或任何部份(不完整)業權 都可以出售.
可以私人簽合約買賣, 亦可公開拍賣.
問題係有冇人買.

通常不完整業權都冇乜人出售, 唔係唔可以賣, 而係冇乜人會買.
因為你買咗個部份(例如:2/3業權)返嚟,
另外個部份(1/3業權)唔係你既, 咁嗰個(1/3)業主仍然可以留喺物業內,
你唔可以趕佢走, 又耐佢唔何. 想賣返出去又冇人要(2/3).
所以冇乜人會買.
但唔係唔可以賣.

The authority is based on Partition Ordinance (Hong Komg Ordinance Chapter 352).

Under the Ordinance, owners of any portions can request the court to partition whenever it fits. Based on different situations, the court can order various solutions for the property.

Property sale is simply an option.
