The concept is relative simple.

Always remember - USD$1 = HKD$7.8

The issue is CNY is not a currency that the value is driven by the market demand, but actually controlled by People's Bank of China (PBC).

USD value, at the very least, is driven by the U.S. economy. When the U.S. economy is declining, USD value will depreciate as well. However, since CNY is controlled and its value remains unchanged, exchange rate between USD and CNY will drop even significant. In other word, more USD is needed to make purchases in CNY.

Since HKD is linked with USD, so whatever happens with USD, it will happen to HKD as well.

In short - why people in Hong Kong are paying more money for products from the Mainland is because of USD depreciation, which the only fault to Hong Kong is the linked exchange rate.
