點解舊樓業主通常都係賣業權給他人發展而不與發展商合作重建?

其實最值錢的是業權,為何舊樓業主通常都不是與發展商合作重建,即使全棟樓的業主都已將業權賣掉,自己仍可與發展商合作,但為何好像很少見到這種做法?是否發展商一般不願這樣做?

其實發展商係好少自己出面去收購,係由第三者將業權集中然後賣比發展商,而個別業主既業權,由於只佔份數極低,更加唔可能私下同發展商交易.

咁個原因應該係同商業運作有關係,情況同賣樓一樣,發展商都唔會由自己銷售,而係透過地產代理.

而小業主與地產商合作都有例子,一個係大坑,好似係太古,以樓換樓方式達成交易,前後用左16年時間,另一個係長實,攪左5年最後交易告吹,小業主係呢幾年間仲唔可以賣樓,結果D小業主都有埋怨.

Developer is not the reason.

The reason is the process is way too complicated because of:

a. Legal issues (permits, environmental impact, etc.)

b. Financing (Construction costs, insurances, etc.)

c. Uncertainty (Developers have a bigger pocket)

d. Resources (Developers tend to have contracts to control the cost)

So in this case, selling the interest of the lot is easier than rebuilding on your own.
