有什麼維修是屬業主負責?

想問一下有經驗既業主, 我租出左一間屋, 提供左冷氣, 熱水爐, 煮食爐....等,
如果以上用具要維修, 是否由業主負責支付維修費?

另外, 冷氣機清洗又是否由業主負責呢?

For both of your questions, in usual practice, the owner will be responsible for the maintenance.

However, in theory, the responsibility is based on agreement. Hong Kong Ordinance specifies that the owner must provide a habitable environment. But the law never specifies that who is responsible for paying the maintenance.

So in this case, it is up to you how to deal with the tenants. For example, it should not the owner's responsibility to repair an appliance due to tenant's misuse.

標準租約只有水龍頭,馬桶,沖水,及廁所板係業主負責,你可以唔包冷氣機,煮食爐,及其他電器。

任何由業主提供既設備維修責任都係由業主負責.

而冷氣機清洗,業主可以唔理,除非係涉及維修,例如滴水.
