業主租客的租約問題

我在書局買租約,同租客續租,但之後才發覺租約好像沒有訂明一年生一年死約,但有一段說: 規定租客在租用期內不得退租,否則按照所餘租期之時間賠償租金,如租客在租用期一年內要求退租,業主有權扣除一個月按金之數目以彌補損失.租約期滿,租客如繼續租賃或退租,須於壹個月之前以書面通知,否則租客須補償一個月租金給業主,如業主須要收回樓宇,亦須要一個月前通知租客,


請問各位這份租約,可否一年約後叫租客離開?

Then you will understand your rental contract is only valid for 1 year. Since the court only accepts written contract for real estate transactions (including rental), in this case, when the contract says 1 year. Then it can last 1 year.

After that - everyone is freely to choose whatever he or she wants.
