Likely, you will need to get the loan in HK, so ask a bank in HK to see if they have such programs. This is really an Investment loan instead of regular mortgage. Expect interest to be a lot higher.
Unlike HK, US 物業 could have a very high property tax and maintenance fee for (Condo, Coop etc) that will cost you a lot for every month. You may lose a lot of money if you cannot rent it out. So, be aware before you actually to do any other investment.
On the other hand, I am more prefer to US 物業 stocks right now as they are easy to buy and sell.
Unless you are a legal resident or citizen that have a job, you can give up your mind.
In order to buy a house and get a mortgage in the U.S., you will need:
1. Excellent credit history
2. Preapproved Loan Offer from the bank
3. Tax Return from last 2 years with proof of income
4. Not less than 20% downpayment
There is another alternative. If you are currently a HSBC Premier Customer, international mortgage are available. But you will have to ask them for detail.
