Answers as follows:
1) Talk to the owner of those food stores which would not open until noon. However, I believe they would rent for your use only if your sales products are relevant to their own food types. For instance, if it is a French food shop, I cannot imagine if the shopkeeper would rent you selling fish balls, Chinese buns, etc.
2) That depends on the size of the store and the location. There is no concrete renting system here. You can justify from its monthly rent to see if it is reasonable.
3) No. You can sell immediately.
4) If the shop could lend also the cooking instruments for you, then your minimum cost will be those in buying the raw materials and the hire of waitress / waiter.
5) You should expect the gross profit approx. 40 %. But if the sale spot could not have sufficient human flow or the customers are few in quantity, no matter how high the gross profit is, you would still make a loss for the amount cannot compensate the fixed cost required in running the store.
