租客唔交租

如租客說冷氣機不夠冷和很嘈,要求業主更換冷氣機,否則唔交租,怎麼辦?

其實就一樣還一樣,如果冷氣機壞應該由誰負責可以討論,交租還交租,租客不能以此借口不交租的,如果租客欠租10日業主可以去小額錢債審裁署追收欠租或去土地審裁署申請收回物業.但這樣只會加深雙方的矛盾對雙方都沒有好處.

其實此時最重要是解決問題,以和為貴,其實導火線只是在於一個冷氣機.

參考解決方法如下:

1,費事煩型-更換一個新冷氣比佢,講明只會更換一次,日後有壞租客須自行負責維修.
2.是但交代型-找個是但用得就算嘅二手冷氣比佢用就算數.

3.半推半就利誘型-你同佢講,如果就算換都唔會換部新機比佢用,舊機就一定食電D.返正主要都是租客用,不如叫佢自己去買部好小小嘅,一人出一半錢,佢又用得安心用得舒適D.

4.先死後生型-同佢講租層樓比佢果時個冷氣是無問題的,就算佢自己買部新的都不可能永久保用,叫佢自己更換,將來退租叫佢可以自行拆走,但係如果要講到唔交租就大家就無意思,你只有告佢.但如果真係好唔滿意你個單位佢可以唔好租囉.

If the tenant make the complain at the early stage of the rental, they can request for repair. However, if the teant has been using the unit for long and the air condition( from a new air con) is not working well, this should be at tenant's libaily as air- condition could be wear for time.
Not paying rental, you could collect the edvience and sue your tenant to court.
As replace the air con can not be an excuse for not be paying rental.
