Help!!! putting an offer on a house!!?

the house i'm trying to buy with a asking price of £299,995, went for a 2nd viewing last monday and that morning before we go to see the house agent called saying that if you can not offer 295000 you dont need to come because the seller won't start negotiate with any offer low than that, and we went to see anyway and start putting an offer of 290.000 (worth a try) and officially a no from the seller and said 297,000 is the lowest that can accept! and at that time both of us are in no chain position. then the house they want to buy has sold and they are back to chain and willing to take an offer of 295000 but 1 condition which is they can only move out when they find a house. we than in much stronger position so i decided to put an offer of 295000 plus a cooker, fridge and a wardrobe and i put this offer since last Friday and never hear anything from the agent till now!
i'm wondering are they playing the waiting game waiting for me to call them so they can push the price up again? when should i call the agent again? another property sold on that street with the same size but with better kitchen and a south facing living room sold for 294000 round 2 months ago, am i paying too much to this house if they accept 295000?

You put the offer in, I wouldn't ring them back.

There are plenty of houses for sale.

It relies upon, they could supply you a counter grant quickly. they could enable some days for the open abode to usher in supplies or not deliver supplies, yet your grant may be the 1st runner on the table. i might choose my realator to get in touch and ask what the difficulty is with the grant and what they are proceeding to do, i may be arranged to grant the 269k asking fee on account that they have diminished it ; ) solid luck!
