如經地產睇啱租盤,但原來係識個業主,真接同業主租可以嗎? 因咁樣就唔使俾佣金, ( 當然係冇簽睇樓紙) 之後會有其他問題會產生嗎?

請各位指教一下,tks!

多謝你幫忙, 但業主問過該地產可否收少D佣金或象徵式收少少, (租金6000/月),但地產企硬,話要收足,咁業主可否將租金調低到2000/月,再經地產成交,咁樣每邊咪只需俾1000 (半佣),當然每月再直接俾4000/月俾業主啦, 想問可行嗎? 請指教,TKS!

The real estate agent lives on the commission earned, if you do this, he/she might be very upset and angry, there are many things happened everyday, some are good but some are very suspicious and damaging. You and your family would live in that property for rental period of time, so you are on the brightness side.........

Save $ is good merit but ripe off the livelihood of other is another, retaliation might be found!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

先講你 (租客):
理論上無簽睇樓紙, 你同佢無合約, 確係可以直接同業主deal, 而唔俾佣金. 但照我所知, 有 d大地產行會以 "implied commissioning" 嚟告你. 即係你同佢 d經紀睇過樓, 算做你以行動間接承認委托佢做呢單 deal. 咁就算你直接同業主deal, 你都要俾佣金. 但我所見過嘅呢個情況, 通常係涉及幾+萬以上佣全嘅物業買賣.
我唔知你果個係乜租盤. 如果係每月租金幾+萬嘅銅鑼灣旺鋪, 佢一定告你. 如果係租金一萬幾千嘅住宅, 佢都廢事搞啦. 上親法庭律師費都萬萬聲. 權豎樣衰果個係你同個業主...
如果同個經紀熟嘅, 就同業主簽完約後醒五百蚊利是佢飲茶囉. 話哂唔係佢帶, 你都租唔到啦.
再長氣 d, 講埋業主:
如果業主係以 "獨家 (exclusive agent)" 形式放喺地產度放租, 咁佢就唔可以直接同租客 deal. 如果佢違約, 就要俾雙方佣金 (業主&租客). 但如果佢放咗個盤喺幾家地產度放租, 咁佢就可以直接同租客 deal, 而唔使俾佣金.
