睇樓注意事項和回報率?

我第一次買樓, 想問下睇樓有咩需要注意?

而如果係私人自讓, 又同紀己行買有咩分別呢?

另外仲有想問點計回報率呢?

問題比較多, 希望有心人比較有耐性解答, 謝謝你~

4%? 點樣去計? 基於咩黎計4% 呢?

回報率將每年既租金除樓價? 就=一年既回報率?

私人自讓: no property agent commission
同紀己行買: with 1% property agent commission

yield: income generated / premises price

e.g.
rental income = $10k/month = $120k/yr
premises price = $1m
annual yield = $120k / $1m = 12%

e.g.:
rates, property agent commission, legal cost, stamp duty, depreciation of property (future renovation cost), premises re-sale price fluctuation in future, risk of non-payment of rent, etc.

第一次買樓,就要諗係自住抑或租售,因為自住你就會落足本錢裝修,仲有會考慮一手樓或二手樓,樓齡幾多,一手樓都有排維修啦,二手樓就可能隔幾年就要比維修費,所以唔止睇外觀,仲要睇有冇馬路,有啲外面睇落冇乜嘢,但入夜後仍然有大巴士或大型氣車經過,好嘈同好多塵,吸都吸死你.
上到去留意有幾多窗,唔止廳房,仲有廁廚有冇窗,因為廁所可以通爽啲,冇咁易有霉菌,廚房煮食緊係有窗冇咁多油煙啦,唔係你間屋好易成陣油煙.
有窗又坐向邊,望咩景,如果咁易比你見倒人換衫就唔好啦,窗戶光唔光猛,有冇日頭曬入嚟,小心向西,唔係實夏天熱死你.
窗邊有冇甩油,有水漬,咁証明個窗有冇漏水.
睇樓要問埋有冇其他嘢包埋,係唔係你搬入至都會喺度,例如傢電,要律師樓簽合約時寫明包埋,必要時映埋相做証.
最好睇樓係啱嘅就日頭睇一次,夜晚睇一次.
私人自讓就冇佣比地產經紀,一切手續就要你自己揾律師攪掂.
咁律師平同貴就要你自己揾啦.
好多聯絡上嘅嘢就要靠自己同個舊業主傾.
通常買樓如果諗即場炒賣,好易蝕,因為根本唔夠錢供樓,咪好易蝕讓離場囉,但係你有足夠首期,又有足夠能力供款,唔好以為租比人就有人幫你供樓,有時遇著租霸就死啦,有啲欠幾個月租先肯搬走,你都冇佢符.
好多時租比人,你就要包管理費同維修費,水電煤就係佢自己負責嘅,所以你要計埋管理費同維修費好啲.
但係好多人都係諗住先粗粗地裝修,然後揾人租樓,等自己手頭鬆啲先攞返嚟自住,你自己諗吓你買嘅地區及面積約可收租幾多,咁咪計倒蝕定賺囉.
若你有足夠首期及有錢供樓,的確租住先比人幾好嘅投資.
