(2) 自住是不需交物業稅的。
(3)購買該居所的資金,是過去的選擇, 它的機會成本是放棄了用那筆錢用作其他用途中, 價值最高者的價值( the highest valued option forgone)與現在的决擇及自住的機會成本無關。

Opportunity cost means that if this investment or consumption is not performed. Then the counter benefit is how much. For example,

I spent HKD100 to buy a gift. If I don't buy this gift, then the opportunity cost of this HKD100 will be

to buy a Mark Six which can generate certain benefit;
to put back into Savings account to earn the interest

With this example, you can assume that the opportunity cost is bearing the meaning of other incomes.

Ans (2) is a consumption - expense
(3) is also a consumption - expense.
