澳洲公民及買屋問題

1) 我們回港工作很多年，聽講在海外沒有投票是觸犯法例的，若果真的，我們應該怎樣做好?

2) 兒子在澳洲出生，已登記為選民，但日後出國有沒有限制離開多久，若離開澳洲的話，在海外是否一樣要投票?

3) 我們在香港工作，趁兒子在澳洲讀書，希望在澳洲置業，一來可給他居住，二來也可租給一些留學生．但在澳洲置業買屋，需要注意些什麼？基本程序是怎樣?我們在香港工作，入息在香港，又可否在那邊開戶口做銀行按揭?

You can, but since you did not have a job in Australia,you must apply for low-doc loan, Bank will usually not lend you any money unless you have some asset for security. Low-Doc loan is 3-4% higher interest ratethan normal loan. And usually you can borrow up to 85%

4) 若在那邊買樓，兒子已足十八歲，我們做業主但可否授權我的兒子作為物業的代理人？

You can, but you don't need to, youwill bound by law to hire either lawyer or real estate agent anyway, it does not necessarily authorise your son to do it.

5) 在澳洲買屋，是否有限土地的年期?

No,but you will need to paid stamp duty.....

6) 政府有沒有給予首次置業的公民優惠或貸款?

There are aFirst HomeBuyer grant to firsthome buyer, government pay $7000 to prospetive firsthomebuyer, there are still a first homebuyer boost which give another $7000 (A$14,000 in total) but is due to expire by the end of this year. But youwill definitely missed that out, cos no way you can buy and finalise a deal within 7 days if mortgage is needed
