兩人可否一齊伸請按揭?

如果我同屋企人一齊買樓,

咁層樓諗住寫兩個名,

伸請按揭ge時候,是否可一齊伸請呢?
(意思係兩人名義伸請同一個按揭)(諗住做9成半)

因為都係想夾份供層樓住!

Sure.... no problem, you can ask your solicitor to prepare the title deed in term of joint tenant (i.e. joint name) & apply a mortgage loan from bank in the same parties.
However, please pay more attention in your 95% mortgage loan application in the following points :
1. Bank will grant 70% mortgage loan amount on the property value or purchasing amount whichever is lower.
2. HKMA will grant 25% loan amount on the property value or purchase amount whichever is lower.
3. You need to pay the mortgage insurance premium if apply 95% mortgage loan.
4. Make sure you & your family member have regular income against the monthly repayment of such loan & have documents shown your saving hobby.

5. After approval from bank, your application will be passed to HKMA. Please make sure your initial deposit or down payment 5% of property purchasing amount is an accumulated deposit & not an other loan from other finance institution.

I'm not sure the approval principal & procedures of 95% mortgage has been change or not. Anyhow, you should calculate your total family income in details before confirm to buy a property.

Kintatlai 唔緊要,我用中文簡單再答一次吧!希望真的可幫上忙。

聯名作業主一定沒有問題,祇要要求你所選定的律師樓,將樓契以聯名形式準備便可〔因即使簽了臨時賣買合約,都可在正式賣買合同更改〕,之後拿臨時賣買合約及一切銀行所需文件於揀選之銀行申請95%貸款。我意思,反而是留心申請95%貸款,注意以下事項:

1.銀行衹提供於物業估價或成交價(兩者以低為準)的70%貸款。
2.HKMA衹提供於物業估價或成交價(兩者以低為準)的25%貸款。
3.需要為95%按揭付擔保險費,費用也不少。
4.你與家人應有穩定的收入和足夠還款能力及儲蓄的習慣。
5.程序上銀行審批後仍需HKMA審批,他們有時會考慮5%訂金的由來,即是,有沒有儲蓄的習慣或是從其他財務機構申請其他貸款。

我不肯定有關審批程序有沒有改變,但决定買樓時應計算計總入息及考慮整體還款能力,不用太心急。

當然可以啦,亦是必需,因為張契約有兩個人的名,到銀行做按揭時都是要兩個人的簽名;同時亦要開一個Joined Saving A/C來每月入數供樓。
