1. 銀行拆息 (HIBOR) is the interbank interest rate which is normally much lower than the 最優惠利率. Currently, bank will charge HIBOR + 0.7% as the mortgage loan rate. For your reference, 1 month HIBOR now is 0.76%. Therefore, mortgage loan rate is 1.46%. On the other hand, there are 2 prime rates最優惠利率 , which are 5.00% and 5.25% respectively. Most banks lend at 最優惠利率 - 2.5%, in number it is 2.5% to 2.75%. Thus, is is cheaper to use 銀行拆息. However, using HIBOR is more risky as it is very volatile. You can try to find out the past HIBOR and p rate from the banks you are going to apply for mortgage loan for your reference.
