Unless there is a mutual agreement in a specific clause on the usage of the premises stated in the tenancy agreement, apparently, there is no restriction in law to do it except the business is illegal and criminal. If this is the case, the landlord can apply to court for a re-possession of the premises and hecne the tenancy agreement be terminated. If the business is causing public concern and creating a nusiance to others under the civil issue, the landlord can also under a civil claim and to apply to court for terminating the tenancy agreement. Of course, legal advice should be sought from lawyer before taking any action.
