我今年30,依家人工32000,手上現金50萬左右,想買鯉景灣或杏花村的房子,最好總價250萬左右的,500幾呎細間屋ok,請問是否買到?依家是否係買樓時機?每月供款大約幾多?邊間銀行mortage plan最好?

Premises Price = HK$2.5m
Downpayment = 5%
Commission to Property Agent = 1%
Stamp Duty = 1.5%
Legal Cost = HK$5k
Decoration = HK$0.1m (as both Lei King Wan and Heng Fa Chuen are very old)

Total Lump Sum Cost = HK$2.5m x (5% + 1% + 1.5%) + HK$5k + HK$0.1m = HK$292500.00 < HK$0.5m

Assume 3% mortgage annual interest rate
effective monthly rate = 0.25%
length of mortgage = 20 yrs
no. of month = 20 x 12 = 240
mortgage insurance = 3.38%
loan = HK$2.5m x 95% x (1 + 3.38%) = HK$2,455,275.00
monthly repayment = HK$13,567.30

suggested answer 003 is quite misleading due to unrealsitic assumptions.

it is rather impossible to get a 95% mortage at this moment. your $0.5m cash in hand can only settle a 20% deposit... 做唔到七成按揭的話, 你就唔夠cash喇~~
