Firstly, you have to setup a TARGET Customer of your business, if you prefer doing somthing related Studen/ Teenage, I belirved West Kowloon will better than CWB also TinHau, before this you better doing some locarion research like real time visit, in-mall traffic research.

Rental around cost HKD7000 per month if you take a place thats around 50sq ft in West Kowloon, at least one year contract you have to sign, 2months deposit plus one month rental for the first payment, sure you have to pay the consultant fee if you prefer find the store from Aentcy, related cost is same as a month rental(HKD7000).

If you prefer doing some kind of 謝師宴 for your main business, I strongly believed thats totally not works, you can try to imagine that there are only once a year for 謝師宴, who is your target if out of this?

And then, if you prefer selling some cosmetic goods, do you know where you can find some wholesale items? And what is the cost if you can find it? For example you are as a costumer, what is the reason for you to purchase? For me, I will purchase in your shop if your selling price is cheaper than others, or that is very unique and you are the only one to selling this.

You better make a proposal before do anything, format is not a problem as that is only for you both to clear the situation:
1 Business Decription
2 Target Customer
3 Shop location if you have planned cutomer target
4 Goods (which kind of items you want to sell and where can find it)
5 Business plan (how many mothly income to support basic cost)
6 Opening cost- Rental, Goods, Decoration...etc
7 Mothly operation cost (rental, salary, electirc support, mall management fee, goods repenishment....etc)
8 Risk (what can you do if no income....etc)

I beleived you will know whats problem you r facing actaully after you go thru your proposal.
