美國買樓要點安排?

我即將會移民到美國,想在美國買樓,我老公係美國公民但佢報稅金額並不符合向銀行申請貸款要求。但佢已有一筆錢可當首期。我想問: 若果由我移民到當地後以我名義買樓銀行會否批我按揭? 和要如何証明我有能力還款? 需要佢將該筆錢匯回香港,再由我帶回去嗎? 還要注意什麼法律上的問題? 可以點做,請大家賜教。

美國貸款買屋除了查收入外仲要睇信用紀錄.妳係新移民用妳名義一样借唔到錢.
而家經濟唔好,如果少於20%首期一定借唔到.但只要有筆大筆首期,(同摟上講差唔多 ,但美國要40%)就可以唔查信用及收入.美國佬銀行未必做,唐人街嘅銀行一定做.
你老公做首期D錢唔使匯返HK.留番係户口度.等買屋時要銀行開本票.一定唔可以係cash.所有超過美金一萬嘅現金交易都要報國稅局.

As far as I know, in Canada ( im living in Toronto) or United State, if you
pay more than 35% deposit, there is no need for income prove. The more
deposit you put, more chance that you can get your mortgage.
But 35% ( at least in Toronto) you do not need income prove unless you had a
very bad record in the past.
