租約期內, 冷氣機維修是誰負責? 合約內註明電器包括熱水爐冷氣機的.

一般情況下若合約沒有寫明那一方負責維修,便跟正常情況,
人為損壞就會由租客負責,自然損耗就由業主負責.
因為合約上寫明租金包括的電器,
亦表示因為業主提供了這些電器,所以才付出這樣的租金,
若沒有這些電器,可能租金會比現在便宜一些.
這樣情況下,表示業主出租單位等於連同電器一起出租,
出租的東西亦等於表示要運作正常,
所以自然損壞則由業主負責,除非係租客人為弄壞除外.

As the provision of the electrical equipment etc has been stated as provided by the landlord in the tenancy agreement. Moreover, the ownership of these equipment remained to the landlord. Primarily speaking, it is the obligation of the owner to make these equipment in a good working condition for use by the tenant. Unless the contrary is proved and stated in the Agreement, the bill should be paid by the Landlord. Of course, any dispute should be solved by mutual understanding and to be clearly defined thereafter.
