樓價什麼時候會跌
現在是97後的樓價的高逢期, 每天都聽到人說等樓價跌才買樓, 這個時期也快到了, 因為人工沒增加, 但物價增加, 總有一天會暴跌的, 那一天什麼時候會到?
有人說奧運過後就會來臨, 真的嗎? 為什麼會這樣呢?

我非常同意閣下觀點,不過,吾似係有「暴跌」既跡象,
因為家陣冇 97 年前果陣「暴升」,人人炒樓o
樓價的升跌,
往往是跟社會的經濟好壞吻合的
亦根據工資的走勢而上落
通常已發展的國家
工資的上升速度有限;
所以樓價的上升速度亦有限!
家陣歐美的發達國家
佢地的風氣都是傾向租樓就是這原因
當然佢地的樓價都有上有落
但,確係有限嗎!
香港以前 (十多年之前) 的樓價搏命升
因為當時 D 人工搏命加
家陣呢? 咪同歐美的發達國家一樣吧

The is the demad and supply issue. At the end, the supply of land in HK is not enough. So the demand curve is trend to inelastic. Other factors such as the interest rate, stock market, tax policy and humun's buying behaviour. All that factors can affect the building rocket rise or fall.
Interest rate- if the bank reduce the prime rate that make investor easily lend the money. The investor will put more cash to property or stock market.
Stock market-if the stock market was sinking. Transaction rate reduce. More capital will be flown to the third market such as property market or currency market. So that why the RMB is risen and HKdollar is fallen. However, the major affect is interest rate.
Sum up, don't trust any rumor. Analysis the overall trend and market are wise. In the meantime, be consider your buying power must necessary.
