You have to make out a new agreement with the same terms with the landlord. The old agreement is only a contract between the landlord and the old tenant. Simply put your signature on the old agreement is invalid. A tenancy agreement without being stamped could not be regarded as a legal document. Therefore, it could not be put before the judge in case a dispute is put in the court.
