請問現在是否賣樓時機﹖

我現住的樓已近廿年樓齡,最近樓價高升,比購入時高了五十萬,現在應否賣呢﹖但我怕租樓很貴!但錯過現在的時機又怕將來未必能升到這麼好價錢,怎好呢﹖

First, we need to know whether now is a good timing to sale your premises.

The mortgage interest has attained an extremely low value (< 3%). Many people want to invest on the property market to counter balance the inflation. As such, the property market must goes up. It is a very good timing to sale your premises.

Second, after you sold your premises, where do you live?

You can either rent a premises or buy another one. If you buy another one, you buy it at a relatively high price as explained above, but the mortgage rate must go up after some time. Actually, low mortgage rate is not a must over time. The best timing to buy premises, is when the mortgage rate goes up and attains its highest value. At that time, people will reluctant to invest on property market due to the high mortgage rate. The property market price will drop. You can buy a premise at a low price and the mortgage rate won't stay at such high value over time.

So, you should choose to sale your premises and rent a flat. If you can get HK$500,000.00 profit and use that to rent a flat, you can rent it for over 4 yrs (assume HK$10,000/month). The mortgage rate will go up again in these 4 yrs. And you can buy a new premises at that time.

租屋又唔係咁化算, 你話現在樓價升好多, 諗住放左租屋, 你又知樓價一定會跌? 又咪係估估下. 咁倒不如實事求事, 安心住下去.

你又問換樓係咪好時機? 你搵到心目中的樓盤再計下有無著數先, 無著數何必要賣, 樓齡廿年周街都係, 無咩問題的

一係賣左換樓, 租屋就唔好諗啦
