請問我想知道如在房署買居屋的回購單位可以最長按多少年..

Anyone know which bank will offer 25 years mortgage for 回購單位??

I ask some bank, they say the tenor should be 25 years minus the age of the property due to the guideline of 房署.

But, I ask 房署, the staff say 房署 will not limit the bank to offer 25 years for 回購單位. Just the bank misunderstand.

Anyone can help??

As general , the banker always loans to one in 25 years installments for the new flats sale i.e. 東濤苑,鯉安苑,錦豐苑 with interest rate lower than 3%, just a litter bit difference between inter-bank.( The lowest one I know is 交通銀行with 2.35%)

For the second hand market,there is a rule to count the year of installment.(25-the year of flat sold at the 1st time ), with the same interest rate.(Coz there is a half of the possession between u and the government about the flats)

But consider your case, you should find out the government regard the Surplus flats as asecond hand market or not in the CONTRACT. (The government will also in council with bank and give the direction to bank,not only depends on banks.)

If unfortunately..., and you insist to hv a instatment within 25 years,I know 匯豐bank hv a special plan with 3.5% interest rate to solve it, you may ask the manager directly!!
Anyway ,hope the Surplus flats is regard as new!!

sorry , should correct to 3.15% from 3.5%, but the repaid should not be higher than half of your salary.

confirm , the max = 25 years for Surplus flats , which regard as new one !
