朋友剛買左層樓，落埋訂未成交 只是林約
但今天，律師樓話份契有問題，業主當初是兩公婆，然後可能離婚
老公簽左授權書俾老婆，但老婆就以授權書簽 林約 話咁樣係唔可以的????
建議唔好買??細訂可以賠償嗎????

Yes. As the wife only does not have enough capacity to sign that provisional sale agreement, there is no contract. You and the agent may claim the loss from the wife also.
