銀行估價-間間唔同, 差好遠, 究竟俾個啱?

我去個恒生, 中銀同滙豐個網頁做免費樓宇估價, 三個價相差好遠, 由最低160萬至183萬都有, 咁我層樓其實值幾多呢?

actually the valuation pice differs is quite normal between different banks.

If you are using e-valuation, that's less accurate.

You should try valuate personally. That will thru some surveyor's foirm to valuate and it's basis is based on the recent transactions' price. Also, some conservative bank like HSBC, HangSeng will hire some conservative surveyor and the valuation will be lower while some small bank like fubon, comm. bank...etc will go for higer risk and some their valuation will be higher.

If you are going to sell ur flat and wanna got a reference. I prefer you take the higher valuation price x 1.05 to be ur asking price.

網上估價只是一個參考, 銀行估價各有不同, 實際估價以你入表申請借貸的時間為準, 而通常以HK BANK的估價為偏低.

你大約可以最高估價加上最低估價, 除以2, 取其平均數. 地產通常多以此法作為指標, 教買家還價.

(160+183) / 2 = $171.5 ( 即大約172萬 ) 或

你亦可以三間銀行的估價相加,再除以三.

若你層樓仍做樓按, 信樓按銀行。若供滿咗, 問一問地產經紀, 通常他們心中有數, 唔會開錯價, 當然說買你層樓要多少, 不是賣, 不同價。試吓啦!

層樓其實值幾多看好樓市走勢....
