The calculation of 供款 is very complicated. Mortgage interest is based on the principal, which only adjusted 6 months. For example, with 100萬, the first 6 months, the interest is based on 100萬. After 6 months, the principal payment in that 6 months will adjust the principal amount.
An equation would be...
