[詢問] 地產買賣合約問題

本人現有煩惱之買賣合約問題,本人在上星期同一位買家講好左賣間屋俾佢,不過就私人交易無經地產代理,
但現在突然間屋企人唔賣,但就已經叫左律師做正式買賣合約,請問有無網友知道會有甚麼責任要上身呢?
但就連臨時合約及訂金都無收過,多謝幫幫解答......Thank a lot!!

I think there is no any responsbility to be taken & don't worry.

1. No formal S & P document to prove this transaction.
2. No property agent act as a witness.
3. No deposit you have received.
4. You just assign a solcitor to prepare a formal S & P. Acutally, you are the client of solcitor therefore you can inform her to cancel this documents. (the documentation fee or search fee to be paid to the solicitor)

According to you informations, the buyer can prove the intention of you in this transaction but no evidence in the overall deal. Surely, the oral committion is legal binding. I suggest you should explain your reasons to the buyer directly.

There should be no legal responsbility on you, as long as you haven't signed any Provisional Sale Agreement, Sale Agreement, nor Assignment.

However, no legal responsbility on you doesn't mean the buyer would do nothing to you.!

Beware! Don't be so silly in the commercial world.
