Urban encroachment = urban land use expansion to AGRICULTURAL LAND USE. (Sinclair's model)
Urban sprawl= urban development along TRANSPORTATION ROUTES (Hoyt's Model)
They are the same which carry negative implication about urban expansion (encorachment and sprawl); but they are different concept that urban sprawl usually result in sectoral urban land use pattern; while encroachment only meaning turning agricultural land use into urban land use (no sectoral pattern)
