(x+10)(3-4/x)=12 3x-4+30-40/x=12
3x^2 + 26x - 40 = 12x
3x^2 + 14x - 40 = 0
(3x+20)(x-2)=0
3x+20=0 or x-2=0
x= -20/3 or x=2

3x^2 - 4x + 30x - 40 = 12x
