1) 先定自己心目中開鋪位置, 即那一區.
2) 有目標後, 找那區之物業代理, 同佢講有否食店頂讓, 你要求地方面積, 會介紹好多鋪比你, 記住, 睇多幾間.
3) 每睇一間食店, 問清楚頂手費? 每月租金/差餉/管理費? 簽約年期?
4) 開Caft都要申請小食牌, 通常頂回來之食店, 都有牌跟身, 再睇睇個牌有無問題.
5) 如所有嘢都接受後, 就要增取免租期, 用於裝修, 通常業主會比一個月你, 增取多兩個星期.
6) 再去律師樓簽約.

租鋪通常一個月上期, 兩個月按金.
頂手費, 如開價十萬就比六萬.
租金都可以還價架.
